Saha employs an experienced team of Asset Managers and industry specialists that provide nationwide management coverage to its housing stock. We own and manage general needs accommodation, sheltered housing, hostels and foyers and have clients who put their trust in our maintenance service. This gives us an opportunity to provide assistance and support to other organisations who need to draw on expertise but don’t have extensive knowledge of the housing maintenance market.

Stock Condition Surveys

Saha has invested in equipment, software and in-house expertise so it can deliver Stock Condition Surveys for your organisation. With the latest hand-held technology and forecast software we can produce a comprehensive decent homes survey programme and complete surveys for any part of your housing stock.

We can provide you with information that will help you understand your homes and we can help you interpret the data and produce planned spending profiles of 5, 10, 15, 20 or even 30 years. We can help with scenario forecasting and prioritising and can help you produce spending profiles to spread the cost of planned maintenance and major works to spread out peaks and troughs in projected spending patterns.

Compliance Management

Saha has an established suite of contracts and a network of companies to enable it to meet all the compliance requirements for your homes including general needs housing, hostels and foyers, sheltered accommodation, offices and retail properties.

We can arrange compliance surveys often delivered in-house and produce specifications for non-compliant issues and manage the delivery of any related works through our established framework of specialist contractors.

As a Landlord ourselves we are well placed to understand your challenges and your commitment to residents and tenants. We can be flexible and take on large or small volumes of work.

Maintenance Contract Management

We pride ourselves on providing a high quality maintenance repairs service to saha, Its partners and to The Salvation Army, we can demonstrate that it is cost-effective, professional and provides value for money.

Saha has a long-established relationship with small and medium-sized companies that combine to form a network of contractors delivering a professional repair service working to a Schedule of Rates with excellent customer feedback. We can carry out pre and post inspections, manage works in progress and measure performance across a range of Key Performance Indicators so you can demonstrate value for money.

Saha operate a customer service centre and has invested in state of the art technology and excellent customer service skills so your residents can always talk to someone who can help with emergencies or day-to-day queries.

Our network of contractors delivers a maintenance service that covers all the following trades: Carpentry, Plumbing, Electrical, Heating, Decorating, General works and Painting and Decorating. We have also started rolling out a Contractor managed handypersons service for general needs residents to compliment our in-house handypersons who work in large centres.

We can measure performance of the team and our partners via a suit of KPIs that we can develop and expend according to the needs of our partners and clients.

Developing New Homes, Planned Works and Major Repairs

Saha are development partners with the Homes and Communities Agency under the homeless challenge fund, Affordable Homes Programme and the Affordable Homes Guarantee Programme and are currently developing 11 schemes across the country with a value in excessive of £20 million.

We are able to use this expertise to assist other organisations with finance but who may not have the same facilities so they can develop homes. All aspects of the development process can be accommodated including locating and purchasing sites, grant applications, tendering and awarding contracts, on-site management, cost control and hand over.

Saha has a comprehensive planned maintenance programme with experienced consultants, directly employed specialists and contractors offering value for money. We can add projects onto our programme almost anywhere in the country costed on an open book basis eliminating the need for additional private sector consultants.
